The White Lotus hotels, every season ranked and priced

Most guides to this subject list three or four hotels and stop. The show has actually used nine real properties across four seasons, because from Season 3 onwards the production stopped filming inside a single resort. Season 3 spread itself across four hotels in Thailand. Season 4 is built around two in France. If you only know the headline Four Seasons properties, you are missing the affordable half of the list.

This guide covers all nine: what each one costs in 2026, which rooms were genuinely filmed in and which were soundstages, what the post premiere rate spike has actually done to availability, and where to stay nearby when the headline rate is not happening. Every rate is indicative and moves with season, so confirm live pricing before you book.

How I ranked them

The ranking below weighs three things: how much of what you saw on screen you can actually experience, the quality of the hotel judged independently of the show, and whether the current rate is defensible. That is why Taormina finishes above Maui despite Maui being first on air. The Sicilian hotel gives you more real on screen space per dollar, and its shoulder season rates are the only ones in this group that a normal holiday budget can absorb.

The Rooms You Saw On Screen, and Whether They Are Real

This is the question people actually arrive with, and almost nobody answers it properly. Some of the most famous interiors in the series were never in a hotel at all. Season 2's bedrooms were built at Lumina Studios because the San Domenico Palace stayed open to paying guests throughout the shoot. Season 1's suites were real rooms, but stripped and redressed by production designer Laura Fox, who sewed the curtains and headboard covers herself. Only Season 3's Residence Nine is close to what you can book.

#01Taormina, Sicily · Season 2

01. San Domenico Palace, A Four Seasons Hotel

from approx USD 1,358, and USD 2,000+ in summer

A Dominican monastery from 1374, converted by Four Seasons and reopened in 2021, then handed to HBO within a year. It is the most photographed hotel of the whole series and, importantly, the easiest of the four to actually book. Rates open lower than Maui or Koh Samui and the shoulder months are genuinely attainable.

What is real: the infinity pool, the cloisters, the frescoed corridors, the dining room, the terrace where Tanya drinks. What is not: most bedroom interiors, filmed on a soundstage at Lumina Studios because the hotel stayed open through production. If you book expecting the on screen bedroom, you will be mildly disappointed and then immediately forgiven by the view.

General manager Lorenzo Maraviglia has been unusually candid in interviews since Season 2 aired, describing a property that went from a quiet Sicilian reopening to a permanent queue at the front desk. Book the monastery wing over the modern annexe, and ask for a room facing Etna rather than the garden.

#02Wailea, Maui, Hawaii · Season 1

02. Four Seasons Resort Maui at Wailea

from approx USD 1,000, suites USD 5,000+

The one that started it. Season 1 was shot here in late 2020 inside a sealed covid bubble, cast and crew living on property, which is why the hotel reads so convincingly as a closed world on screen. Three pools, direct Wailea Beach frontage, Wolfgang Puck's Spago on the terrace, fifteen acres on Maui's dry leeward coast.

Production designer Laura Fox rebuilt the interiors for filming, sewing curtains, cushions and headboard covers, and turning the ballroom into the hotel's public rooms. She has described wanting a subtle menace under the luxury. In reality the rooms are quieter and more contemporary than the show suggests, and the property is far friendlier than the fictional one.

It is also the most practical of the four for anyone travelling from the United States: no visa, no long haul connection, and a resort that works for families as well as couples. If the rate stings, the neighbouring Andaz Maui at Wailea shares the same stretch of coast for roughly half.

#03Koh Samui, Thailand · Season 3

03. Four Seasons Resort Koh Samui

from approx USD 1,000, Residence Nine approx USD 15,000

Seventy rooms and villas terraced into a hillside on the island's quiet northwestern tip, with a private beach at the bottom and a funicular that saves your knees. Season 3 filmed the villa scenes here, and the property has arguably been changed by the show more than either of its predecessors.

The headline is Residence Nine, the multi bedroom villa used by the Ratliff family, which runs to roughly USD 15,000 a night and is booked far ahead. You do not need it. The one bedroom pool villas on the upper rows give you the same view, the same infinity edge and the same silence for around a tenth of that. Confirm minimum stay before you commit, because packages here have carried a four night minimum.

Season 3 also spread itself across three other hotels, which is the part most guides skip. The lobby, security office and jewellery shop scenes were filmed at Anantara Bophut Koh Samui, wellness scenes at Anantara Mai Khao Phuket Villas, and dinner at Ta Khai inside Rosewood Phuket. All three are bookable, and the Anantara costs about a quarter of the Four Seasons.

04. Chateau de La Messardiere, Airelles Collection

from approx EUR 3,000, top suites reported near USD 8,000

The first non Four Seasons White Lotus, and the first season built around two hotels rather than one. Chateau de La Messardiere is a 19th century palace on 32 acres of parasol pine and cypress above Saint-Tropez, run by Airelles, with 86 rooms, Matsuhisa on property, an Airelles Spa by Valmont and a private beach reached by hotel transfer.

Filming began on the Riviera in mid April 2026. HBO's own logline places the season around the Cannes Film Festival, with two rival film crews: one at a palace hotel on the Croisette, the other at a hilltop hideaway. The Croisette property is Hotel Martinez in Cannes, which means Season 4 gives you two bookable hotels for the first time in the show's history.

Reported rates for La Messardiere run from around EUR 3,000, with top suites quoted close to USD 8,000. Both figures come from press reporting rather than a published rate card, so treat them as a range and check live pricing. The one thing I would not do is wait: every previous season has moved rates 20 to 40 percent within months of airing.

Season 4: Two Hotels, One Film Festival

Season 4 changes the format again. HBO's logline places the story around the Cannes Film Festival and follows two rival film crews, one based at a palace hotel on the Croisette and one at a hilltop hideaway. That means two bookable hotels: Hotel Martinez in Cannes and Chateau de La Messardiere above Saint-Tropez, roughly 90 minutes apart along the coast.

Filming began on the Riviera in mid April 2026 and runs through the year. Unlike the Maui shoot, the hotels have not fully closed, so guests have been sharing the property with the production. Reporting through mid 2026 described guests passing crews and cast in the public areas rather than being kept out. If you want to be part of that, it is happening now. If you want a normal holiday, wait until 2027, or take Saint-Tropez in the shoulder months.

Rates are the last soft ones you will see. La Messardiere opens around EUR 3,000 with top suites reported near USD 8,000, and Martinez is materially cheaper outside festival dates. Avoid the two weeks of the festival itself, when Cannes rates triple and minimum stays appear.

The White Lotus Effect, With Actual Numbers

Every travel outlet references the effect. Very few attach a source to it. Here is what has been reported, and by whom, so you can judge how hard the rate spike is likely to hit Saint-Tropez and Cannes.

The pattern is consistent: searches spike within days of a premiere, rates follow within a quarter, and the on screen rooms disappear from inventory for the following season. Nothing about Season 4 suggests it will behave differently.

Cheaper Stays at Every Filming Location

You do not have to pay Four Seasons money to stand where the show was made. One of these is a genuine filming location for a quarter of the flagship rate, and the rest put you on the same beach, in the same town, with the same view.

Anantara Bophut is the one I would actually book. It is not a lookalike, it is in the show, and the entrance you walk through on arrival is the one from Season 3.

When to Book Each One

Taormina, Sicily. May, June and late September. July and August are hot, crowded and priced accordingly, and the town's stepped streets are unpleasant at 35 degrees. Book the hotel six to nine months out for shoulder dates.

Wailea, Maui. April, May, September and October. Winter is whale season and priced for it, and the summer school holidays fill the family suites first. This is the only one of the four where a weekday arrival meaningfully changes the rate.

Koh Samui. January to April, which is the dry window on this side of the Gulf. November is the wettest month and the one the brochures never show. Post Season 3 lead times remain long, so nine to twelve months for a pool villa is realistic.

Saint-Tropez and Cannes. Late May to June, or September. Avoid the fortnight of the Cannes Film Festival entirely unless you are going for it, because rates triple and minimum stays appear across the Croisette. Book Season 4 before the premiere.

What the Show Does Not Show You

The bedrooms are frequently not the bedrooms. Season 2's interiors were shot at Lumina Studios. Season 1's were redressed beyond recognition and returned to normal afterwards. Only Season 3 gives you the room as filmed.

The hotels are busy in a way the show is not. The fictional resort has perhaps a dozen guests. San Domenico Palace has a queue at reception and a pool that fills by 9am in July. Koh Samui's funicular has a wait.

The staff are real people with a new job. Every property has absorbed a wave of guests arriving to re enact scenes. Ask nicely, tip properly, and do not ask the front desk to recreate anything.

Transfers are longer than they look. Koh Samui needs a domestic flight from Bangkok. Taormina is an hour from Catania on a road that backs up in summer. La Messardiere sits above Saint-Tropez, which is beautiful and, in August, gridlocked.

The prices move. Everything in this guide is a starting rate observed in 2026. The gap between a shoulder Tuesday and an August Saturday at these four hotels can be a factor of three.

Hotels Wrongly Credited to the Show

These come up constantly in searches and in other guides. None of them has appeared in The White Lotus.

• Hotel du Cap-Eden-Roc, Antibes. Named endlessly in Season 4 speculation through 2025. It is not a filming location. It is still one of the great Riviera hotels.
• Grand-Hotel du Cap-Ferrat. The other Riviera hotel that appeared in every rumour list. No confirmed involvement in the production.
• Four Seasons Bora Bora. Circulated as a Season 3 rumour before Thailand was confirmed. Never used.
• Sirenuse, Positano. Frequently mistaken for the Sicily hotel. Different coast, different season, no connection to the show.

Which White Lotus Hotel Should You Book?

San Domenico Palace in Taormina, for the most on screen hotel per dollar and the only shoulder season rate in this group a normal budget can absorb. Four Seasons Koh Samui if you want villas and privacy over recognition. Chateau de La Messardiere if you want Season 4 before the rest of the world does. Anantara Bophut if you want a genuine filming location for $250.
