The real White Lotus hotels, all four seasons, 2026 rates, and booking guide

The four seasons of HBO's The White Lotus have used real luxury properties: the Four Seasons Resort Maui at Wailea in Hawaii for Season 1, the San Domenico Palace in Taormina, Sicily for Season 2, and a composite of the Four Seasons Resort Koh Samui, Anantara Bophut Koh Samui Resort, Anantara Lawana Koh Samui Resort, Anantara Mai Khao Phuket Villas and Rosewood Phuket for Season 3. Season 4 uses Château de la Messardière in Saint Tropez and Hôtel Martinez in Cannes.

Season 4 moves to France: Château de la Messardière in Saint Tropez and Hôtel Martinez in Cannes are the two hotels, with some filming in Paris. Both hotels are open to the public. Nightly rates run from around $310 for Anantara Lawana to over $3,500 for the top villa at Château de la Messardière.

Airelles Château de la Messardière, Saint Tropez

Role: plays the White Lotus du Cap (confirmed by HBO).

If you have seen photos of this place, you already understand why Mike White picked it. A nineteenth century château sitting on a hilltop above Saint Tropez, surrounded by 32 acres of parasol pines, cypress trees and jasmine, looking out across the Gulf of Saint Tropez toward the Mediterranean. It feels like the kind of hotel a fictional European aristocrat would inherit in a novel, and that is exactly the energy the show needs for its move to France.

The property is part of the Airelles Collection, a group of five star hotels owned by Stéphane Courbit, who also founded and chairs Banijay Group (the production company behind Survivor and Peaky Blinders). The hotel includes a full service spa, multiple pools, several restaurants, a children's camp and a private beach that you reach by Rolls Royce transfer from the hilltop. That last detail alone tells you everything about the price point.

Suites start from around $1,050 in shoulder season and climb past $3,000 in high summer. Stay here for the show's main setting and the calm that comes with being above the town rather than in it.

Hôtel Martinez, Cannes

Role: plays the White Lotus Cannes (confirmed by HBO).

The Martinez is the film festival hotel. It has been since it opened in 1929, an Art Deco palace on La Croisette that sits a short walk from the Palais des Festivals where the red carpet rolls out each May. If the château is the retreat, the Martinez is the stage.

The hotel's private beach is right across the boulevard. La Palme d'Or, its two Michelin star restaurant, has been confirmed as a Season 4 filming location. And here is the detail that matters to anyone who collects hotel points: the Martinez sits in the Hyatt Unbound Collection. Chase Ultimate Rewards points transfer to World of Hyatt at 1:1, and off season you can book this place for roughly 30,000 points a night. That makes it the best value points redemption of any hotel on the entire White Lotus list, which is saying something for a property this famous.

Mandarin Oriental Lutetia, Paris

Role: reported by Variety in May 2026 as the location for the Paris interiors. HBO has not named a Paris hotel.

The grand Art Deco palace of the Left Bank, on Boulevard Raspail in Saint Germain des Prés. Originally built in 1910 as the Hôtel Lutetia, it spent a century as one of the defining addresses of literary Paris before closing in 2014 for a four year renovation under Mandarin Oriental. Choose it for a few nights in Paris before or after the Riviera, and keep in mind that HBO has not officially confirmed it.

The Season 4 hotels compared

The full Season 4 cast

This is the largest ensemble the show has assembled. Twenty four confirmed actors from the US, UK, France, Sweden, Norway, Canada and Australia, plus three French actors (Vincent Cassel, Nadia Tereszkiewicz and Corentin Fila) who are expected to play locals connected to the resort or the Riviera community. That follows the same pattern Season 2 used in Sicily, where Italian actors played the Sicilian characters.

**The headliners:** Laura Dern leads the cast after replacing Helena Bonham Carter in May 2026 (more on that below). Steve Coogan brings his particular brand of awkward British confidence. Vincent Cassel adds genuine French star power. Sandra Bernhard, Kumail Nanjiani, Max Greenfield, Rosie Perez and Heather Graham round out a group that, on paper, looks like the strongest ensemble the show has had.

HBO has said casting is still ongoing, which means more names could surface before filming wraps in October.

What happened with Helena Bonham Carter

This became one of the bigger behind the scenes stories of 2026. Helena Bonham Carter was the original headline casting for Season 4, in a role Mike White wrote specifically for her: a washed out star chasing a Hollywood comeback. She departed nine days into filming.

HBO put out a carefully worded statement saying the character did not align once on set. Variety filled in the gaps, reporting that White wanted a more boisterous performance and the creative differences proved irreconcilable. Steve Coogan, who was on set with Bonham Carter before her exit, described it as a mutual decision and confirmed the part was rewritten from scratch.

Laura Dern joined within weeks, but not to play the same character. White wrote an entirely new role for Dern, which is the kind of creative flexibility that comes from a showrunner who writes, directs and produces the whole thing. The cast remains one of the strongest the show has put together, and Dern (Big Little Lies, Marriage Story, Jurassic Park) is about as strong a late addition as you could ask for.

Filming in Monaco

HBO confirmed filming in Monaco alongside Cannes, Saint Tropez and Paris. No specific hotel or venue in Monaco has been named. The principality sits about 55 minutes east of Cannes by car along the Basse Corniche, one of the most scenic coast drives in Europe.

The rooms the cast used

Tanya's clifftop suite was a Grand Deluxe Sea View room on the fifth or sixth floor of the sea facing wing. Ask for the room type Deluxe Sea View and specify Etna orientation at booking, not just sea view. The rooms with Etna behind cost the same and go first.

The Di Grasso wedding suite scenes were shot in the Presidential Suite. Cameron and Daphne's room was a junior suite in the older cloister wing, sold as a Deluxe Room.

The side trips

Season 2 spread across Sicily far more than Season 1 spread across Maui. These are the real locations you can visit.

• Isola Bella, the tiny island beach reserve below Taormina, ten minutes from the hotel by cable car. The yacht arrival scenes were shot here.
• Corso Umberto, Taormina's main pedestrian street, and the Piazza IX Aprile scenes.
• The Ancient Greek Theatre of Taormina, a ten minute walk from the hotel.
• Noto, the baroque town 90 minutes south, for the villa scenes with the local Sicilian family.
• Palermo, three hours west by car. Teatro Massimo interiors for the opera sequence, Villa Tasca gardens for the party. Villa Tasca is a rentable private villa, not a hotel.
• Cefalù, one hour east of Palermo, for the opening beach discovery scene.

When to visit

Mid May to mid June gives you the best light, the warmest sea and manageable crowds. September and early October catch the shoulder before the hotel closes for winter. July and August are hot, expensive and roughly double the off season rate. San Domenico Palace closes from early November to mid March.

Rate this year

From about $1,660 a night for a Deluxe Room off peak. The Grand Deluxe Sea View, which is the room you actually want, starts around $2,400. The Presidential Suite starts at about $14,000. Rates roughly double in July and August.

The primary spine: Four Seasons Resort Koh Samui

Sixty hillside pool villas and 15 private residences on a former coconut plantation on the northwestern coast of Koh Samui. Every villa has its own infinity plunge pool. This is where the Ratliffs, Rick and Chelsea, and Jaclyn, Kate and Laurie stayed on screen.

• Ratliff villa: the Three Bedroom Hilltop Residence Villa, with three ensuite bedrooms, a private outdoor lap pool, a sala pavilion and a dining pavilion. From about $4,800 a night.
• Rick and Chelsea's villa: the One Bedroom Pool Villa, hillside with a sea view and a private infinity pool. From about $1,090 a night.
• The pool scenes and the yoga sala: the Ocean Pool Villa and the resort's main pool area.
• The Buddha meditation and monk conversation scenes: shot at Wat Plai Laem, ten minutes north of the hotel, and at a purpose built pavilion on the property.
• Rates run from about $470 for the entry level villa in monsoon season, above $1,000 from December to March, and past $8,000 for the top residences.

Anantara Bophut Koh Samui Resort

The lobby, the driveway, the arrival at the security barrier and the jewellery shop where Greg's guilty spending spree happens. Beachfront on the north coast of Koh Samui, walking distance from Fisherman's Village. From about $380 a night in high season.

Anantara Lawana Koh Samui Resort

The Singing Bird Lounge Bar in episode one, where Rick and Frank meet, plus the boutique gift shop and one of the Bangkok flashback lobbies. Beachfront on Chaweng, the main tourist beach. From about $310 a night, the cheapest hotel in the show.

Anantara Mai Khao Phuket Villas

The spa where Belinda works, the villa where Chelsea does her stone meditation, and the pool scenes on the northern Phuket beach. From about $490 a night.

Rosewood Phuket

Not officially confirmed but widely reported, used for some of the Phuket resort scenes cut into the composite. From about $720 a night.

Mandarin Oriental Bangkok

The Bamboo Bar sequence in the finale, plus the lobby scenes. A historic hotel on the Chao Phraya river. Book the Author's Suite for the closest match to Greg's Bangkok scenes. From about $740 a night.

When to visit Thailand for the show hotels

December through March is peak dry season for Koh Samui and Phuket, and the storyline runs through that window. September to November is monsoon season, when rates drop 40 to 60 percent. If you can handle short afternoon downpours, October at Four Seasons Koh Samui costs roughly half the December rate for a nearly identical experience.

Getting between the properties

Koh Samui airport, USM, to Four Seasons is a 45 minute private transfer, arranged through the hotel for about 2,500 baht. Anantara Bophut is 20 minutes from the airport, Anantara Lawana 25 minutes. The Phuket properties need a separate flight, roughly an hour from USM to HKT. Bangkok is 1 hour 15 minutes from Koh Samui with Bangkok Airways.

Shoulder weeks that cut the rate by 30 percent or more

• San Domenico Palace: mid April, and the first two weeks of November before the winter closure. Still warm, roughly 60 percent of the July rate.
• Four Seasons Resort Maui at Wailea: mid April to mid May, and mid September to mid October. Whale season is done and cruise season has not started.
• Four Seasons Resort Koh Samui: October through mid November. The monsoon is tapering rather than heavy, and rates sit around 55 percent of December.
• Château de la Messardière: the last week of May, and the first two weeks of October. Book the exact week the hotel reopens in May, or the fortnight before it closes in October.

Refundable versus non refundable

Every hotel on this list allows fully refundable rates up to 48 or 72 hours before arrival, and the non refundable rate typically saves 10 to 15 percent. On stays above $2,000 a night, the flexibility is worth the difference. On shorter Anantara stays under $500 a night, take the non refundable saving.

Season 4 booking playbook

The two French hotels run on completely different calendars and reward structures, and knowing the difference will save you money or points.

**Château de la Messardière** opens seasonally, typically late May to mid October. The weeks to target are the first week after opening and the last fortnight before closing, when rates sit at their lowest and the weather is still warm. During the Cannes Film Festival in May and throughout July and August, rates climb past $3,000 a night. If you are serious about booking here, six months ahead is the minimum for any summer stay. The Airelles Ambassadeur loyalty scheme is free to join and gives you breakfast and a $250 property credit on stays of three nights or more, which is the best you can do in a hotel that does not accept points.

**Hôtel Martinez** operates year round, and that makes all the difference. Off season (November through March, excluding Christmas and New Year) rates start around $540 a night, which is remarkably reasonable for a hotel of this calibre on La Croisette. The real play, though, is points. Transfer Chase Ultimate Rewards to World of Hyatt at 1:1, and you can book the Martinez for roughly 30,000 points per night off season. That is the single best points redemption on the entire White Lotus hotel list. During the Cannes Film Festival, rooms sell out a full year in advance and the nightly rate pushes past $1,600.

Maui: OGG to Four Seasons Resort Maui at Wailea

Thirty minutes by taxi, about $65, or by private car at about $95 booked through the hotel. There is no hotel shuttle. Uber runs on the island but supply is unreliable outside peak hours.

Sicily: Catania CTA to Taormina

Fifty five minutes with a driver booked in advance, about 110 euro. The hotel arranges a Mercedes S Class for 180 euro. Public transport works too: the bus from CTA to Taormina Central takes about two hours for 10 euro, then the free hotel shuttle from the town. Do not rent a car for the town itself. Taormina is largely pedestrian and parking is a nightmare.

Koh Samui: USM to Four Seasons Resort Koh Samui

Forty to 45 minutes by private transfer, about 2,500 baht or $70, arranged through the hotel. Anantara Bophut is 20 minutes from the airport, Anantara Lawana 25. For the Mandarin Oriental Bangkok you fly USM to BKK first, 1 hour 15, then 45 minutes by car.

Phuket: HKT to Anantara Mai Khao or Rosewood Phuket

Twenty minutes to Anantara Mai Khao Phuket Villas, which is the closest luxury villa resort to the airport, and 40 minutes to Rosewood Phuket in the south of the island. Both run private transfers at about 1,500 baht.

Nice: NCE to Hôtel Martinez, Cannes

Forty minutes by private transfer at about 130 euro, or 30 minutes by taxi at about 100 euro. The train from Nice to Cannes runs every 20 minutes, takes 25 minutes and costs 7 euro, then it is a five minute taxi from Cannes station.

Nice: NCE to Château de la Messardière, Saint-Tropez

Ninety minutes in a car booked ahead at about 240 euro, or a helicopter transfer at 800 euro per person one way in season. The road is beautiful. The helicopter is the answer if you value an hour of your holiday at more than 500 euro.

• Spago at Four Seasons Resort Maui at Wailea, the Wolfgang Puck restaurant, where the Rachel and Shane rehearsal dinner scenes were shot. Dinner reservations open 30 days ahead. Budget about $200 a head.

Season 2

• Il Cavaliere Bianco in the Taormina old town, the rustic trattoria in the scene where the group gets drunk with the locals. Walk in, and it is small enough to sit at the bar.
• Bam Bar on Corso Umberto, where Portia and Jack drink. Famous for granita and coffee, and heavy with tourists in high season.
• Villa Sant'Andrea at Mazzarò, the Belmond beach hotel below the town, used as a nearby stay for supporting characters.

Season 3

• Bam Bam Cocktail Bar in Bangkok, where Frank is drinking in the finale. A real bar in the Bang Rak district, cash only, open until 2am.
• Boys Club in Chaweng, Koh Samui, the go go bar that features in the second episode. Not the kind of review you file for a family holiday, but it exists.
• The Bamboo Bar at Mandarin Oriental Bangkok. Jazz, a smart dress code, cocktails from about $25.

Season 4, confirmed filming locations before air

• La Palme d'Or at Hôtel Martinez in Cannes. Two Michelin stars, confirmed as a Season 4 location.

Maui, instead of Four Seasons Wailea

• Wailea Beach Resort, from about $620 a night. Same beach, a five minute walk from Four Seasons, a similar view.
• Andaz Maui at Wailea, from about $740 a night. The adjacent property.
• Fairmont Kea Lani, from about $820 a night. The next resort along the coast, all suites.

Taormina, instead of San Domenico Palace

• Hotel Villa Carlotta Taormina, from about $310 a night. A boutique hotel in the old town, no pool, ten minutes from San Domenico Palace.
• Belmond Villa Sant'Andrea, from about $980 a night. The Belmond sister property on the beach at Mazzarò, with a cable car up to Taormina.

How to check a claim

If a booking agent tells you a hotel is a Season 4 White Lotus location and it is not on the confirmed list above, ask them to cite HBO or a major outlet such as The Hollywood Reporter, Variety or Vulture. Everybody else is guessing.

The ripple beyond the primary hotel

Season 3 proved something that the earlier seasons only hinted at: the demand spike reaches well beyond the primary filming hotel. Minor Hotels, the group behind the three Anantara properties used in Season 3, reported that the surge hit properties the show never even named on screen. Travellers searched for Koh Samui luxury hotels after watching the show and ended up booking Anantara rooms through organic search. That pattern suggests Season 4 could lift not just the Château de la Messardière and the Hôtel Martinez, but the wider French Riviera luxury market. If you are planning a Riviera trip in 2027, the shoulder season before the show airs is your window.

What that means for a Season 4 booking

If you are planning a stay at any confirmed Season 4 property, compare the current flexible rates with your dates and cancellation terms. There is no reliable basis for predicting a specific increase.

The same pattern on other shows

This is not unique to one series, and the older screen hotels make the point better than any forecast.
