Rome's best rooms are a small inventory and the good ones at the good hotels go first, not last. ## What the 2025 Jubilee Did to Rome Hotel Prices The Catholic Jubilee ran through 2025 and pulled an extraordinary volume of pilgrims through the Vatican and the four papal basilicas. It also triggered a construction programme across the centre, from the Piazza Pia underpass to the repaving around the Trevi Fountain, and hotels priced accordingly. Rome spent a year at rates it had never sustained before. Two things happened afterwards, and both matter to anyone booking in 2026. Crowds outside the peak months have thinned noticeably, so January, February, July and November feel like the city did before the Jubilee. Rates, however, have not fully returned. The centre reset to a higher floor and the hotels have no reason to give it back while May and September still sell out. The practical read: shoulder and off season Rome is now the value play it always should have been, and peak season Rome is more expensive than it was in 2024 for the same room. If your dates are flexible, October is the strongest combination of weather, light and price in the calendar. ## What the Glossy Lists Do Not Tell You **Rooms are smaller than the price suggests.** These hotels sit inside protected buildings where walls cannot move. An entry category room at a Rome five star is frequently twenty two to twenty eight square metres. Read the room size before you read the review, and if space matters, buy the category above the one you were planning on. **Most hotels have no pool.** Excavating in the centro storico means archaeology, and archaeology means years. Hotel de Russie has the only conventional indoor pool among the six. If a pool is non negotiable in July, you are looking at Rome Cavaliеri on Monte Mario and a taxi into town every day. **The ZTL will catch your driver.** Most of the historic centre is a restricted traffic zone with camera enforcement. Hotels can register your plate for arrival, but only if you give them the number in advance. Rental cars are a liability in Rome and a car parked in the wrong place will find you months later by post. **August genuinely empties.** Around ferragosto in mid August a large share of independent restaurants close for two to three weeks. The hotels stay open and discount, the city is hot and quiet, and the trattoria you read about will have a handwritten sign on the shutter. **Breakfast is rarely included at the top end.** At the Rocco Forte and Dorchester properties, expect breakfast to be a separate charge of around USD$50 a head unless your rate says otherwise. Over four nights for two people that is a meaningful line, and it is often cheaper to book the rate that includes it. ## Getting In From the Airport **Fiumicino, the main airport.** The Leonardo Express runs non stop to Termini in about 32 minutes, which is the fastest option if you are travelling light and your hotel is walkable from Termini, which none in this guide are. Licensed white taxis charge a fixed flat fare to anywhere inside the Aurelian walls, which takes 45 to 60 minutes depending on traffic and is the sane option with luggage. **Ciampino, mostly low cost carriers.** No train. Take a licensed taxi at the fixed city fare or a scheduled coach to Termini. Ciampino is closer on the map and rarely faster in practice. **Hotel cars.** Every hotel here will send a driver, and it will cost roughly double the taxi flat fare. Worth it with small children, three suitcases or a late arrival. Otherwise the taxi rank is fine and the fixed fare protects you. Most people build Rome into a longer Italian or Mediterranean trip.
